The valuation you will receive is meant to help you decide on the asking price of your property and is based on comparable market value of similar properties in your area. When you complete the on line valuation form our experts will use those details, along with the information we obtain from authorities such as the College of Architects, the Association of Quantity Surveyors and local bank managers to arrive at a conservative figure that we feel will be as accurate as possible. Please bear in mind that our on line survey will not be enough to obtain a loan or mortgage from a bank or financial institution as they stipulate that the survey must be carried out physically by one of their approved surveyors.
The valuation is arrived at by analysing all the information given to us and therefore it is important that you check your escritura (deeds) and make sure to supply us with the correct amount of land and the correct amount of building stated. In the case of a difference between the real m2 and the escritura please mention it in the “any further information box” provided. Where this is the case, we can advise you on what needs to happen in order to rectify the situation and what legal costs (if any) may be involved.
